C.F. Møller is designing a residential block of 217 flats in Ørestad South for Obel-LFI Ejendomme andAgenda Property. The new block is called CobraHave and is expected to be ready for occupation at the end of 2018.
The design is based on the classical Copenhagen blocks of flats, with the ambition of adding new layers to the story of classical Copenhagen by re-interpreting part of the city's architectural heritage. The project comprises 217 flats covering a total area of 21,000 sq.m. and is located adjacent to Amager Commons, with its rich countryside and recreational opportunities, ensuring light and air in the immediate vicinity of the flats. New interpretation of Copenhagen blocks of flats Based on the classical Copenhagen blocks of flats, the façade is a variation on recognisable proportions and decorative motifs: bay windows, French balconies, patterned brickwork and coloured brickwork, often in shades of red. The base at the ground floor level is marked with high plinths and entrance areas, in the classical Copenhagen tradition. The roof is articulated and varied, with attics and height differences. "By building on the history of the Copenhagen block of flats - but in a modern version – we are creating a residential complex that refers to, and re-interprets, Copenhagen's architectural heritage," says Lone Wiggers, partner and architect at C.F. Møller, about the new construction in Ørestad South. Focus on daylight In terms of interiors, flexible homes will be created, primarily as flats of around 100 sq.m., all with balconies and a good and versatile layout, with focus on daylight. "The flats must help to create safe and pleasant living conditions for residents. We have a sharp focus on spacious rooms which are full of light. This will ensure that, in terms of both size and atmosphere, the flats will be attractive to a broad target group, so as to ensure strong diversity in the resident profile. This will help to future-proof the homes more than we are accustomed to with blocks of flats," says Lone Wiggers. Since the flats range in size from 70 sq.m. to 145 sq.m., CobraHaven will be attractive to everyone, including single people, young families, families with several children, and older couples. Strong interaction with nature A key aspect of the new homes in Ørestad South is that they mingle with and are connected to the history and countryside around them. The peripheral zones are therefore designed and differentiated in relation to the surrounding urban space. "This will ensure that the meeting between ground floor and street both reinforces urban life and creates a pleasant transition from the private flats on the elevated ground floor to the public space," says Lone Wiggers. The importance of the transitions is emphasised by the different treatments of the peripheral zones. Towards the transverse streets there will be front gardens, terraces and vegetation, to create life at street level and support the local community, with opportunities for play and recreation. Towards Amager Commons, private zones at ground level will be created, with the establishment of wind-proofing elements and vegetation. Towards the east, the peripheral zone will have a green character, and semi-private recreation zones. "We're looking forward to creating a new residential area in Ørestad South which can supplement the urban scene with a project that is holistically sustainable - environmentally, socially and financially," says Lone Wiggers. The name CobraHave comes from the surrounding streets, which are named for the Cobra artists. The project has been created in collaboration with the client, Obel-LFI Ejendomme, which is owned by C.W. Obel Ejendomme and Lundbeckfond Invest and the developer, Agenda Property.
