FuturePlaces appoints C.F. Møller Architects for Poole Waterfront masterplan

The landmark scheme is the first in the pipeline for Bournemouth, Christchurch and Poole Council’s new placemaking company. The wider waterfront and Holes Bay, the south west’s largest brownfield site, will undergo a transformational and holistic regeneration

FuturePlaces, BCP Council’s new placemaking company, has appointed internationally renowned C.F. Møller Architects to regenerate Poole’s waterfront, including the south west’s largest brownfield site, Holes Bay.
C.F. Møller’s brief is to support BCP Council’s vision of creating a global coastline of opportunity through a holistic and financially sustainable approach across the waterfront masterplan.

Central to the proposals will be a new public realm offer, reinforcing the waterfront’s connectivity with the town centre and linking existing and future planning applications for this significant stretch of water.

The landscape around Holes Bay and Poole harbour is part of one of the largest natural harbours in Europe. The Poole waterfront masterplan will form a new and attractive urban realm, utilising the countryside and water assets with the aim of making Poole part of an enjoyable city region for residents and visitors alike. FuturePlaces will begin consulting with stakeholders and residents in the new year.

The Poole waterfront regeneration is the first project for FuturePlaces, which has an initial portfolio of 14 regeneration sites with a combined gross development value exceeding £2.8bn. By adopting a stewardship model, the company aims to transform place value and secure enhanced value creation and returns through a patient capital investment approach. ESG is a core consideration when creating places that comply with this ambitious stewardship standard.

Central to FuturePlaces’ mission is shifting from an exclusive focus on meeting housing numbers towards a qualitative target of delivering great places with public realm provision and infrastructure that benefit both the community and the environment. This is exemplified in the emerging Poole waterfront masterplan and C.F. Møller’s appointment.

Gail Mayhew, Managing Director, FuturePlaces said:

“FuturePlaces is committed to engaging partners with the same focus on unlocking the best outcomes for communities across the BCP city region. We are pleased to announce the appointment of C.F. Møller Architects for the creation of the Poole waterfront masterplan, a practice that understands the principles of holistic and sustainable regeneration, which form the foundations of FuturePlaces’ stewardship-led approach to development.

“It is essential Poole embraces its waterfront and considers different experiences and activities which will turn the water into a unique resource that can bind the town and the wider area together. By funding infrastructure and placemaking works with longer term patient capital, we can overcome the challenges presented by stalled regeneration sites and proposals that often fail to meet the quality needed to secure the potential of the amazing natural coastal asset.”

Cllr Philip Broadhead, Chairman, FuturePlaces, said:
“The appointment of leading international architecture practice C.F. Møller Architects signals BCP Council’s intention to transform Poole waterfront into a global coastline of opportunity. By prioritising the public realm offer, the area will offer exciting potential for businesses, people and communities across the region and beyond, befitting one of the fastest growing city regions in the UK.”

Rolf Nielsen, Associate Partner at C.F. Møller Architects said:
"We are delighted and honored to be given the opportunity to contribute to this important next step in the realisation of BCP’s ambitious vision for the regeneration of Poole’s harbour front, and the essential work on the integration of the flood defense system. We look forward to continuing the collaboration with BCP Council, FuturePlaces and Stakeholders and together develop design solutions that embrace the water and create a vibrant, safe and attractive waterfront for the benefit of residents and visitors."

Experience in port area development
C.F. Møller Architects has transformed the port of Aalborg in Denmark from a disused industrial port to a living promenade that has connected the city to the waterfront which today is an attraction for both residents and tourists. C.F. Møller has won a similar assignment in 2021 for the Guldborgsund Municipality in Denmark and is working on a comparable project at Svendborg Harbour, Denmark. In addition, C.F. Møller is also in the process of transforming a former warehouse and its surroundings in Antwerp, Belgium, by the river Scheldt, which, among other things, creates a new 'urban staircase' combining recreational qualities with access to the river and flood protection.
