The Transformation of ObelHus: From Tobacco Factory to Modern Eco-labeled Housing

On Strandvejen in Aalborg, Denmark, C.F. Møller Architects has transformed an iconic industrial building from 1938 into modern apartments, focusing on climate-friendliness, reuse, and respect for the building's history. Known as ObelHus, the project marks a milestone as the first Nordic Swan Ecolabeled renovation in Jutland.

 

The transformation of ObelHus was guided by a vision to create homes that meet contemporary climate standards while honouring the building's cultural heritage. The property features ventilation with heat recovery to reduce energy consumption and promote a healthy indoor climate. It combines recycled materials and new sustainable solutions, such as insulation made from recycled glass and facades free of harmful biocides.

From Industry to Home
The building, which once housed tobacco production and later Aalborg University, has been meticulously converted. The original concrete structure and iconic windows now frame 65 apartments with unique spatial qualities. The open construction, free of load-bearing walls, allowed for flexible homes, emphasising natural light and spaciousness.
"Our focus has been on preserving the cultural and historical traces while creating homes that meet today's demands for comfort and diverse family compositions and lifestyles. It's rare to find apartments with such high ceilings and beautiful natural light," says Søren Tortzen from C.F. Møller Architects.

A Harmonious Balance of Old and New
The project blends the past's aesthetics with the present's requirements. Balconies and shared rooftop terraces have been added respectfully to the building's architecture, while the façade plaster and window proportions retain the industrial character. A high degree of material reuse, including doors and ceiling panels, underscores the project's focus on circular economy and cultural sustainability.


A New Chapter in Aalborg’s History
ObelHus, in Aalborg's Vestby district, is now ready to welcome its first tenants. It appeals to families, couples, and singles seeking a home that combines history and modern comfort. The apartments range from 48 to 114 m² and offer shared facilities and panoramic city views.
This transformation is not just a housing project but a showcase of how architecture can bridge the past's heritage with the future's climate-focused needs.
